Pre-Approval - Start by meeting with a mortgage broker or lender to figure out your mortgage options and get an idea of your home budget.

Consultation - We'll chat about the home-buying process, your budget, preferred locations, needs vs. wants, current market conditions, and how to craft a winning offer.

View Homes - Once we’ve filtered through listings and picked out a few top contenders, it’s time to schedule showings! I suggest keeping it to 3-4 homes per session to avoid overwhelm.

Make an Offer - Found “the one”? Great! We’ll make your first offer. I’ll provide data on comparables and recommendations on your offer. The seller can either accept, reject, or counter.

Conditionally Sold - Once the seller agrees to your offer’s terms, the home will officially be “conditionally sold.”

Conditional Period - If your offer was conditional this is the period to satisfy your conditions - securing financing, getting the appraisal and inspection done, and negotiating any needed repairs.

Final Details - Conditions have been satisfied and the waiver has been submitted. Now you’re in a firm deal. Between now and possession you can secure a lawyer, prepare for the move, organize utilities and insurance. Any terms that are required to met and doing a final walkthrough are all that remains.

Closing - On closing day, you’ll have signed the final paperwork with the lawyers 1-2 weeks prior, funds will be transferred to the seller, and you’ll get the keys. Congratulations, you’re a homeowner!
